<p>More than 300 local and national exhibitors will help Do-It-Yourselfers tackle home projects with ease. From baseboards to crown molding, the Maryland Home &amp; Garden Show has homeowners covered with the newest products and services, including tools and equipment, appliances, interior fixtures, landscapers, contractors, and interior designers.</p>
<p>Visitors will happily get lost in the Show’s 19 expansive, fully-landscaped gardens, where they’ll find the latest solutions for outdoor living with creative plantings, outdoor furniture, entertaining solutions, spas, grills, and fire pits. Homeowners will also be on the hunt for three garden gnomes for the chance to win $3,000 toward their electric bill.</p>
<p>The Show’s gardening gurus and D.I.Y. pros will solve home improvement and landscaping quandaries during continuous seminars. Maryland’s most inspired interior designers will offer complimentary consultations to help homeowners refresh their homes for Spring.</p>
<p>Homeowners can decorate their abodes with one-of-a-kind creations from more than 125 craftspeople at the Maryland Spring Craft Show.</p>
<p>During the second weekend of the Show, the Horticulture Hall will be a gardener’s dream, with thousands of award-winning orchid varieties at the Orchid and Bonsai shows, and fun flower arranging seminars from the Designing Divas of the Federated Garden Clubs of Maryland.</p>

Now the painter wants to know what color you want the walls. Oh no – you can&#8217;t decide between antique, ecru and eggshell! There must be a right answer! The project stalls.</p>
<p><strong>The sensitive type</strong><br />
Did you see yourself in the first scenario? If so, you may be a nester, a homebody, somebody who&#8217;s most comfortable in your own space. No matter how outdated your place has become, and how carefully you&#8217;ve planned to redo it, be prepared to find any change to your nest upsetting.</p>
<blockquote><p>Coping tip: This may be a good time to visit Mother. Have someone else supervise the job. And be prepared to initially despise the new look. Trust that you&#8217;ll love it when it grows familiar.</p></blockquote>
<p><strong>The dramatic type</strong><br />
Ah yes, the old while-we&#8217;re-at-it phenomenon (Scenario 2). People with the Dramatic personality style are particularly subject to its excesses. Dramatic types are creative, imaginative, spontaneous and impulsive. In always looking at the bright side, they become overly optimistic about financial realities, the niggling details of which they don&#8217;t like to deal with anyway. Fortunately, they typically pair up with Conscientious types (see Scenario 4), whose preference for order in all things keeps them grounded in reality . . . although the Dramatic type might fight it. (And fight they will.)</p>

The vigilant type</p></blockquote>
<p>So you think your roofer (contractor, decorator, real estate agent, landscape architect, etc.) is out to get you? You may have a powerful streak of the Vigilant personality style. Vigilant types make good choices in the people they work with, in part because they have sharp ear for mixed messages, untruths and subtle evasions. But they have to feel firmly in control. When work doesn&#8217;t go according to plan, or when people leave them hanging, they take it as a personal betrayal and jump to the worst possible conclusions.</p>

Control is also an issue for Conscientious types, but in a different way. These are perfectionists – everything has to be done RIGHT. That&#8217;s the problem. Conscientious people spend so much time struggling with insignificant details that they get bogged down.</p>

<p><strong>A general contractor is a group or individual that contracts with another organization or individual (the owner) for the construction, renovation or demolition of a building, road or other structure.</strong> A general contractor is defined as such if it is the signatory as the builder of the prime construction contract for the project.</p>
<p>A general contractor is responsible for the means and methods to be used in the construction execution of the project in accordance with the contract documents. Said contract documents usually include the contract agreement including budget, the general and special conditions and the plans and specification of the project that are prepared by a design professional such as an architect.</p>
<p>A general contractor usually is responsible for the supplying of all material, labor, equipment, (engineering vehicles and tools) and services necessary for the construction of the project. To do this it is common for the general contractor to subcontract part of the work to other persons and companies that specialize in these types of work. These are called subcontractors.</p>
<p>General contractors conducting work for government agencies are <strong>typically referred to as prime contractors</strong>. The responsibilities of a prime contractors working under a contract are essentially identical to those outlined above. In many cases, prime contractors will delegate portions of the contract work to subcontractors.</p>
<blockquote><p>In the United Kingdom and certain former British Commonwealth countries the term &#8216;general contractor&#8217; was gradually superseded by &#8216;main contractor&#8217; during the early twentieth century. This followed the practice of major professional, trade and consumer organisations issuing standard forms of contract for undertaking the variety of construction works spanning the whole spectrum of the industry. <strong>It was and is usual for the term main contractor to be used and defined in all these contract documents, and as a result the term general contractor became an anachronism.</strong></p></blockquote>

<p>As an alternative, Owner Builder approach to building its own residence can have risks and benefits. As a novice in the business Owner Builder is open to a number of common mistakes as overbuilding for the neighborhood, exposing to liabilities, lack of subcontractor management skills, and others. But with businesslike full time approach to the project saving benefits can be substantial. Owner builder will care more and know better his own project than any General Contractor who often manages many projects on a tight schedule. Subcontractor loyalty and discounted prices to General Contractor are not a rule at all. As economy worsens, and many builders struggle to find work, Owner Builder can pick the best talent at the price that is only limited to his (her) negotiating skills.</p>
<p><strong>As a business owner</strong></p>
<p>For legal reasons it can be easier to hire and also release a contractor compared to a employee that has Permanent employment. Large numbers of business owners choose to hire contractors because of uncertainty within their business or have constraints such as maternity, illness or other legal factors which entail that hiring a permanent employee is not a feasible option.</p>
<p><strong>General contractor example</strong></p>
<p>An owner or real estate developer would develop a program of their needs and select a site (often with an architect). The Architect assembles a design team of consulting engineers and other experts to design the building and specify the building systems to meet those needs. Today contractors frequently participate in the design team effort by providing pre-design services where they will help in providing more accurate estimation of budget and scheduling during design to improve the over all economy of the project. Otherwise the general contractor is hired just to build the building(s) at the close of the design phase. The owner, architect and general contractor work closely together to meet deadlines and budget. The general contractor then works with subcontractors to ensure quality standards in addition to timeline and budget. Often there will be disagreements between the contractor and the architect over style vs. function. These arguments may lead to lawsuits which most times can prolong or even stop a project.</p>
<p><strong>Maryland Home Improvement Commission Rules</strong>:</p>
<p>MHIC License. A MHIC License (Maryland Home Improvement Commission) is required for anyone and everyone who does building work on someone else’s home. <strong>So, if you’re working on someone else’s home</strong>, whether it’s a single-family house, townhouse, condo, or whatever, as long as they own it, you are required by the State of Maryland law to have a valid, current, MHIC license. <p>A home improvement is any repair, replacement, remodeling or modernization of a residential property. Under Maryland law, a contractor is required to be licensed to perform these jobs. Permitting Services staff will check that the contractor’s license is in good standing with the Maryland Home Improvement Commission (MHIC).</p>

			<content:encoded><![CDATA[<p>Should you be your own <a href="http://www.citypaintingandrenovation.com" target="_blank">general contractor</a> next time you do a major construction project for your Maryland Home? Will being your own general contractor save you money? Will being your own general contractor save you time? Will being your own general contractor get you the best products for less money?</p>
<p>These are questions I hear from home owners all the time. Those are questions I asked myself years ago when my wife and I bought our first home while I was still working as a consulting engineer. In fact, I tried out that role when we completely renovated our 1950&#8242;s ranch. Today I manage a large division of a construction company that provides both general contracting services and full design build construction management services. This short informational post will give you my thoughts on those questions.</p>
<p>Should you be your own general contractor?<br />
This is a hard question to answer in my opinion. I&#8217;m writing this post today because last night my wife and I were watching the TV show Flip This House on A&amp;E. The woman flipping the house was an accountant by trade and decided she wanted to flip a house so that she could make some money and still spend time at home with her kids. Her flip was fairly successful but she made quite a few mistakes along the way that reminded me why it&#8217;s a good idea to hire a general contractor.</p>
<p>What most people don&#8217;t realize is that general contractors have two big advantages over the typical do-it-yourself home owner. First off they have relationships with sub-contractors that make it much easier to develop a schedule and stick to it. When I call an electrician and ask him to start a job the day after the plumber has finished I know he will show up and get the job done. When we lived in our first home and I called an electrician as Mr. home owner the guy basically said he&#8217;d show up as soon as he could but that might not be for a few weeks. The reality is most sub-contractors make general contractors their priority because the sub-contractor is the guy feeding him 75% of his work. So if you plan on being your own general contractor don&#8217;t plan on having a sub-contractor at your beckon call.</p>
<p>Will being your own general contractor save you money?<br />
Again this is a hard question. Depending on the situation I think you can save some money. However, that may very well come with a time price tag. You can probably save money on the management side of your project but you most likely will not get it done as fast as a general contractor. Depending on how you finance the project that money saved might be used paying extra finance charges so it really does depend on the project.</p>
<p>I&#8217;d also argue that hiring a good general contractor may actually save you money. This is especially true if you try managing the project yourself and end up making poor decisions. Also, a really good general contractor may be more expensive on the initial estimate, however, when the job is complete his estimate will probably still be accurate and the low bidder might have hit you with lots of change orders.</p>
<p>Will being your own general contractor save you time?<br />
I would say that almost every time you compare the time frame of a project that a general contractor built versus a project that was managed by the home owner the general contractor will have completed the project quicker. Again the reality is that a general contractor has more resources and a very serious interest in completing the job a quick as possible and moving on to the next project. The general contractor knows exactly what sequence things need to be done in, knows which inspections are required at the appropriate times and how long each task will take. That knowledge gives the general contractor a serious leg up on you even if you&#8217;re fairly knowledgeable about construction.</p>
<p>Will being your own general contractor get you the best products for less money?<br />
Often times people think that general contractors are looking to use the cheapest products or &#8220;contractor&#8221; grade in order to pad their profits. I don&#8217;t think this is the case with reputable contractors. The reason I say this is fairly straight forward. When I build a project for a customer I like using the best quality products that the project can afford. By using the best quality products you reduce the likelihood of having call backs for warranty work. I&#8217;d rather spend a few more dollars on better products and know that I won&#8217;t be returning to fix a door knob that was 10% cheaper.</p>
<p>My Advice<br />
My advice is if you&#8217;re planning a major renovation or new construction project to sit down and evaluate your skills, construction knowledge, communication skills and connections within the construction industry. If you have good connections and a strong working knowledge of the type of project you&#8217;re going to build then it may be a good idea to take control of the general contractor role for your project. If nothing else some of you may find it very interesting and fun to work in that role. Expect to spend many hours chasing down sub-contractors, estimates and material orders if you want your project to be a success. The other thing you&#8217;ll want to do is spend plenty of time planning the project and asking lots of questions from each of your sub-contractors. Ask them how long their task will take and which tasks need to be done before they show up on your site.</p>
<p>The other thing you&#8217;ll really want to do early in your project is find out if your bank or financial institute will allow your to act as the general contractor. There are quite a few banks that will not allow you to fill that role. You may not end up saving any money or time but you may find that you enjoyed the battle! Have fun and good luck.</p>

<p>If you offer or submit a bid to construct, remodel or alter, repair, renovate, improve, wreck, move, or do demolition work for any real estate property, you are required to get a general contractor s license. A license is needed not just for major construction projects but also for doing work like floor coverings, painting jobs, and roofing, electrical or general repairs.</p>
<p>Penalty may be imposed on anyone who accepts contracted work without a license. Other specific kinds of licenses, like a builder s license, master electrician, inspector license, or low voltage contractor s license may also be required depending on the scope of work you offer or bid for.</p>
<p>The first step in getting a General Contractor License is to find out the local state rules followed in getting a license in your state. If you are licensed in one state, it does not automatically mean you have the right to do work on construction jobs in another state. Each state specifies its list of exceptions as part of the license requirements.</p>
<p>There are sites on the web that list the specific requirements per state. You need to gather all the information you need including getting web and email addresses, contact persons, phone and fax numbers, the relative application fees, coverage of the state test or exam, and recommended schools or reference materials for the license examination.</p>
<p>The following are some of the similar basic requirements in applying for a license in the different states:</p>
<ul>
<li>Proof of legal residency or U.S. citizenship</li>
<li>Age requirement of at least 18 years old</li>
<li>A high school diploma or its equivalent in educational achievement</li>
<li>Legal document proving any other professional license from the state</li>
<li>Two pieces passport-size photos</li>
<li>An explanation for any issued violations, citations, or liens from construction work done</li>
<li>Copy of incorporation registration from the local Secretary of State</li>
<li>Prequalification for bidding for work submitted for state projects</li>
</ul>
<p>The following may be additional requirements needed for major construction projects:</p>
<ul>
<li>A business or occupation license from the local county or city</li>
<li>Compliance to set conditions required by the tax authority in the state</li>
<li>A state license bond posted as required by the state</li>
<li>Liability and workers compensation coverage in the state where the job will be completed</li>
</ul>
<p>Applicants for a license are usually required to take a written exam on business organization, construction law, and an exam to assess their skills to practice their specific occupation.</p>
<p>Depending on the state, applicants may be required to present proof of their capability to operate a contracting business and their previous on-the-job experience. Reference letters from customers, previous employers, bankers, engineers or architects may be required to be submitted as well.</p>
<p>For any organization that would like to be awarded a contract, under a FAR-based contract for the federal government, must register at the CCR or Central Contractor Registration. The CCR s User&#8217;s Guide online provides the specific guidelines on how to obtain the minimum and non-mandatory information to be submitted.</p>
<p>For a general builder s license, inspector license, master electrician, electrical, low voltage contractor s license, or other kinds of occupation, you may search the net for specific requirements by state. A test may be required or school courses completed.</p>
